A holiday flat offers more space, its own kitchen and is often quieter than a hotel – ideal for families and groups. Here’s how to compare offers properly and spot fake listings.
Checklist before booking
- Compare the total price: final cleaning, bed linen, towels, tourist tax and utilities are often charged separately.
- Clarify the deposit: how much is it, how is it paid and when will you get it back?
- Read the cancellation policy: until when can you cancel free of charge?
- Check the location and facilities: distance to the beach, town centre and supermarket; Wi-Fi; parking; air conditioning; pets.
- Read recent reviews – ideally with photos from guests.
- Confirm your arrival details: key handover, check-in time and a local contact.
Compare holiday flats
Our own holiday flat comparison is in preparation. Until then, you can find holiday flats and holiday homes on large portals, for example:
Tip: filter by ‘free cancellation’ and always compare the total price, including final cleaning and tourist tax.

Beware of fake offers
Fraudsters copy photos of genuine accommodation and demand payment in advance. Typical warning signs, according to the European Consumer Centre (1):
- The price is far below comparable offers, and the accommodation is still available at short notice in peak season.
- You are asked to communicate and pay outside the booking platform.
- The full amount is to be paid immediately by bank transfer, often with a discount as an incentive.
- The landlord’s name, address and telephone number are missing – there is only an email address.
- The provider asks for a copy of your ID by email in advance.
How to protect yourself
- When using booking platforms, only communicate and pay through them.
- Use a credit card or direct debit instead of a bank transfer; with PayPal, do not choose ‘Friends and Family’.
- Check the address on a map service and the photos with a reverse image search.
- Don’t let yourself be pressured.
